As well as buying and modernising property, CAHAL took on the building of new property. The first ‘New Build’ project was at Bell Wharf on Walstead Road. This development was of 44 flats and provided accommodation for 138 persons at a density of 59 persons per acre. CAHAL tenants were selected according to:

  • geographical consideration (only applicants from Walsall Metropolitan District)
  • family size (two-bedroomed flats should have no more than four residents)
  • creating a ‘balanced community’ with elderly people, couples and young people in the same complex
  • social need
  • property acquisition (applicants leaving private properties which CAHAL could purchase were given priority)

Bell Wharf was renamed ‘Newmore Gardens’ in recognition that this development aimed to provide a New Caldmore that would be a community for its tenants. On Wednesday 7th April 1976, tenants had been selected and the official opening of Newmore Gardens took place at Aston University Recreation Centre.
